PATCH, RESTORE OR REPLACE?
Most metal roofs don't need replacing all at once. Rust usually starts at the laps, the fixings and the low end of the sheets where water sits. If that's all it is, we'll replace those sheets, re-fix the rest and tell you honestly how long you've got.
If the roof is faded and patchy but the sheets are still sound, it doesn't need replacing either. We treat the rust, fix what's failed and coat it, which buys years more life for a fraction of the cost. Coating only works on a roof worth saving, though. Paint over rust that's gone through and you've hidden the problem for a season.
When the roof is past both, a full re-roof is the right call. We strip it in stages so the building stays covered, check the purlins and fixings underneath and lay new sheets with safety mesh, sarking and insulation where they're needed. You get photos before, during and after, and a compliance certificate at the end.
While we're up there, it's the cheapest time to sort the rest. Tired box gutters and yellowed skylights can go in the same quote.
REPLACING AN ASBESTOS ROOF
Plenty of older Melbourne warehouses still have fibre cement roofs that contain asbestos. In good condition and left alone, they're rarely an emergency. Once they're cracked, leaking or breaking down, they need to come off.
We flag suspect sheets at inspection and organise licensed removal. The old sheets come off safely and are disposed of properly, you get a clearance certificate, and then the new metal roof goes on. One quote covers the lot.
